Taco Bell Proposed for 57 N. Central Park Ave. in Greenburgh

by Nick

A Taco Bell restaurant may soon be coming to Greenburgh, New York, if the proposed plans by Kai Restaurant Group LLC move forward. The company has contracted to purchase the property at 57 N. Central Park Ave., where they aim to demolish the existing building and construct a 1,668-square-foot Taco Bell.

The proposal was first discussed by Kai’s representatives with members of the Greenburgh Town staff and the Planning Board in June of last year. Now, a formal application for the project has been submitted. Kai Restaurant Group already operates several Taco Bell locations throughout the Hudson Valley.

Attorneys David Steinmetz and Matthew Behrens of the White Plains-based law firm Zarin & Steinmetz are representing the project. They have stated that the next steps will involve seeking approval for the site plan, a Special Permit from the Greenburgh Planning Board, and obtaining specific zoning variances from the town’s Zoning Board of Appeals.

The current site spans approximately 0.41 acres and includes a single-story, 1,728-square-foot commercial building. The building, currently home to a Honey Baked Ham restaurant, has 24 parking spaces. If approved, the new Taco Bell would include an on-site restaurant, a drive-thru window, and the same 24 parking spaces, along with necessary site improvements such as utilities, curb cuts, and other adjustments.

The proposed site plan calls for a single curb cut, replacing the current configuration that has separate entry and exit driveways. In addition to the 24 parking spaces, the new plan includes eight queuing spaces for vehicles waiting at the drive-thru.

The location falls within the CA Central Avenue Mixed-Use Impact District in the Town of Greenburgh. As such, a special permit would be required to operate a “quick service or fast-food establishment” on the site. The project will also need to comply with the Town Code, which mandates that the site must be at least 2,000 feet away from any other similar establishments.

In their application, the attorneys assured the town that the new Taco Bell would not attract loitering during operating hours. They also indicated plans for proper disposal of trash and debris, as well as measures to ensure the restaurant would align with the development goals of the area.

The attorneys further emphasized that the project would not cause pedestrian or vehicle traffic hazards. They also confirmed that there would be no signs, excessive noise, or lighting that could interfere with the surrounding neighborhood, or negatively affect the value and enjoyment of nearby properties.
