McDonald’s Joins New Development at Northeast Beach And Kernan

The fast-food restaurant is in review next to the proposed Starbucks at the site next to Tamaya Market.

The 8.4-acre site at northeast Beach and Kernan boulevards is cleared and soon will be developed with Nutex Health, Starbucks Coffee Co. and now, McDonald’s.

BBKR Development Partners LLC, based in Atlanta, bought 8.42 acres in August 2022 from Tamaya Loan Acquisition LLC for $4.85 million.

On March 27, a Dallas-based investment partnership paid $1.5 million for almost 1.8 acres at 12645 Beach Blvd. That’s where Starbucks intends to develop a 2,827-square-foot coffee shop on about an acre. The city is reviewing construction and build-out of the project at a combined cost of $2.1 million. Plans show 50 seats comprising 36 inside and 14 on the patio.

McDonald’s appears to be planned on the remaining 0.8 acre. JEA issued a service availability determination letter Sept. 4 for the fast-food restaurant. A preliminary site plan shows a 3,200-square-foot, 38-seat McDonald’s with a double drive-thru on 0.79 acre next to the proposed Starbucks. Integrity Engineering & Development Services Inc. of Dacula, Georgia, is the agent.

BBKR is the property owner for the land where the city issued a permit Aug. 6 for an almost $21 million construction project for Nutex Health. Parkway C&A LP of Lewisville, Texas, is the contractor for what plans specify is a total 28,303-square-foot ER and micro-hospital on almost 4.77 acres at 12625 Beach Blvd.

Houston-based Nutex Health Inc. announced in June 2022 that it planned to build and open the facility. It will comprise eight emergency department exam rooms, eight inpatient beds and an imaging department with MRI, CT scan and X-ray services.

The three developments are next to the Tamaya Market anchored by Sprouts Farmers Market and the Shipley Do-Nuts shop.

The cleared property will have cross-access to the adjacent shopping center.

At Tamaya Market, Island Wing Co. Grill & Bar is preparing to build its third Northeast Florida restaurant as the city reviews a permit application for an estimated $3.2 million project.

Island Wing proposes to build an almost 7,000-square-foot building on 1.54 acres at 12689 Beach Blvd. Plans indicate more than 230 seats for inside and patio bar and dining patrons.
